Page 1 of Tennant not paid rent for two months - missing for a week what to do?

He hasbeen to the house, but not answered the messages/notes I have left. Can I change the locks and leave a note? That would get his attention

You should have the contact, dude. Check the late payment section. If he`s delinquent on his rent for an agreed period of time, as the landlord you can do what the hell you want (Legally, natch)

did you check to see if he is alive?

He has saved his rent money and gone on holiday!

If you evict without an order it can be very expensive...like the difference in value between the property with and without him in it. This can be thousands.

I`d get some advice ;)

As the landlord, only you can answer these questions:
How long has he been your tenant?
Has he ever gone into arrears before?
Does he normally look after the property?
If this current behaviour is out of character, it may be worth giving him some leeway in case he has some personal problems. But if not, kick him out now while you can, before he tries claiming squaters` rights!
Because then the law would be on his side!
