As some of you know I'm desperately trying to save for a flat, unfortunately with my lifestyle i have zero chance of a mortgage so have to try for a cash purchase, i have around that one now but will need to underbid to afford it as there is a buyers fee of approx 2.5k, anyhow the flats I'm looking at seem to need upgrading and for a 1 bedroom flat i have literally no idea ball park what that would cost worst case scenario, also the main one i would like says remedial building work which scares the crap out of me, now given the flat is above shops I'm wondering how bad it could be? I am going to try to get back home for a couple of days on sunday and try to look at 2 of them on monday so if anyone is in the ayrshire area on monday and fancies popping along with me, to give me the benefit of their expertise i would of course pay you for your time. I can send you links to the properties I'm interested in.
There are a few online 'get a quote' websites around, you might have more luck with that finding a builder who will look the job over e.g. https://www.myjobquote.co.uk/
If its a flat... and a lease, are the remedial works covered by the freeholder?
Flats above shops can have all sorts of issues, depending on the establishment, insurance etc
As you are in Ayrshire i could be talking rubbish as i know the housing system above Hadrians Wall is different!
Im looking to buy a cheap one mate :), but my diy skills are zero, actually pretty much all my skills apart from the gift of the gab are zero :)

Usually buying flats on the cheap, need new kitchen and toilet. Just did this recently for a mate who bought a flat at auction.
A decent toilet/bathroom upgraded DIY, will set you back around £2k nowadays, and £4k DIY for a decent flat pack kitchen, wall, floor and ceiling finishes with another £1k for a few electrical appliances to fill it.
Took 1 week to do the toilet (was that due to part time working), and 3 weeks the kitchen (again part time working).
So if the above are dross in the flats you are looking at, remember to set aside £7k to do these up, in your calculations
