im buying a house and survey says I need to get boiler and electrics checked as none have been done for about 4 years. can anyone tell me who pays for the checks/service or repairs

I would try and negotiate with the seller, but ultimately if you need it as a condition of your mortgage offer, you will have to pay for it, or find another mortgage supplier.

no mortgage involved.
there are 2 boilers one for heating one for hot water...its the heating one that's about 20 years old.

sounds like the survey is just highlighting the issue then probably due to age condition... if not reliant on finance the risk is yours!

good luck with the purchase... if its a buy to let, I believe you need to have certificates in place for boilers, gas, electrics etc these days (good landlords do anyway)
